Phase I Environmental Site Assessments
The purpose of a Phase I Environmental Site Assessment is to identify existing or potential environmental risks associated with a site and to present a preliminary review of its environmental condition. In many cases historical land use has often involved operations and practices which may have resulted in soil and/or groundwater contamination. Owners, purchasers and lenders are now investigating properties to determine past practices and the present environmental conditions in order to reveal areas of contamination and identify the potential for costly remediation. The absence or presence of soil and/or groundwater contamination will affect the properties long term value and the potential for future use. To properly represent the client and meet the obligations of an appropriate inquiry into a subject properly, W.E.S.T., Inc. has developed a standard Scope of Work to be performed during an initial Phase I assessment. W.E.S.T., Inc. follows the format established by the American Society for Testing and Materials (ASTM) for Environmental Site Assessments for Commercial Real Estate E1527-05. Our standard Scope of Work can be modified at the client's request to fit specific needs and degree of certainty regarding environmental risks.

Phase II Environmental Site Assessments
The purpose of a Phase II Environmental Site Assessment is to characterize impacted soil and/or groundwater. Initially, a detailed sampling plan is developed based upon the Recognized Environmental Conditions (RECs) identified in the Phase I Environmental Site Assessment as exhibiting existing or potential environmental risks. Activities performed in the Phase II Environmental Site Assessment include the following:

  • Site Characterization
  • Hydrogeological Site Evaluations
  • Boring and Monitor Well Installation
  • Soil and Water Sampling
  • Laboratory Analysis
  • Waste Characterization
  • Observations and Results
  • Remedial Alternatives
  • Cost Estimates

Phase III Environmental Site Assessments
